Window mastic near Kinfauns

Window mastic for homes and businesses in Kinfauns

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. Common call-outs are for draughty joints inside around the window and rushed sealant from a window installation, on timber windows & doors, composite doors and patio & French doors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Your questions about window mastic in Kinfauns

Does living near the coast affect window mastic in Kinfauns?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

I let a flat near Perth station. Can you help?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Can you reach windows above the ground floor?

Yes, in most cases. Access is planned before any work starts, so mention the height and anything in the way.

Is it messy?

We keep the work tidy. We protect what’s around the joints.

Where are you based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Can new window sealant be painted?

It depends on the sealant. Silicone isn’t paintable, but some hybrid sealants are. Tell us if you’re decorating and we’ll choose accordingly.

Do you have insurance?

Yes, we’re fully insured for every job we do.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

The process

The work is kept neat and contained to the joints we are treating. Expect the work to take a morning for a couple of windows and a door, and we explain the cure time before we leave. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

Before we arrive

  • Mention if the joints have been sealed before
  • For business premises, tell us about site rules or sign-in

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Make sure the drainage slots are not blocked
  • Don’t paint over the silicone
  • Air rooms to keep condensation down around windows
  • Don’t aim a pressure washer at the joints

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

What sealant work can’t fix

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Draughts through the window seals rather than the frame
  • A frame that has rotted at the joint
  • Condensation trapped between the panes

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • uPVC windows
  • Patio & French doors
  • Aluminium frames
  • Composite doors
  • Timber windows & doors
  • Window sills

How the job changes by surface

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

What we’re called out for in Kinfauns

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

The problems people generally mention when they call are:

  • White mastic on grey or black frames
  • Old mastic that has gone black or come away
  • Gaps left after new windows were fitted
  • Cracked internal joints between frame and plaster

Around Kinfauns, as everywhere, window mastic is only as good as the preparation behind it.

Questions to ask before you book

  • How long the guarantee is
  • How hidden problems are handled
  • Whether all the old sealant comes out first
  • Whether you can choose the colour

Choosing a sealant specialist

Leave it or put it right?

If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. In a place like Kinfauns, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and send you a clear quote before work begins.

What you get with us

  • White, clear, grey or coloured to suit, where the product allows
  • Sealant colour chosen to suit
  • Colour agreed with you before we start
  • More than 20 years in sealant work

Window mastic in Kinfauns: local notes

Kinfauns is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Perth station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What affects the cost of window mastic

For a quick quote, just ask. What matters most is:

  • The old material and how stubborn it is
  • Working hours on commercial sites
  • Which sealant suits the joint
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Where the property is
  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • If someone has resealed it before

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
