How we handle regrouting in Kinfauns

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Just mention the colour you’d like when you email us at info@mrmastic.co.uk. We work on bathroom wall tiles, shower walls and kitchen splashbacks, and common reasons people get in touch are grout stained black or orange that won’t clean and grout in a colour the owner wants to change.

For a place like Kinfauns, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Whatever the size of the job, you get the same one-year guarantee.

Regrouting around Kinfauns

Kinfauns is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you let a flat or house near Perth station, stained grout drags a rental down, and regrouting between lets puts that right. In and around Kinfauns, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Look at the sealant in the corners now and then
  • Use a squeegee on the tiles after showering
  • Keep harsh bleach and acid cleaners off the grout
  • Clean with a soft brush, not anything metal

Use a gentle cleaner on the grout and a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout while the tiles are still sound.

How it works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for a shower enclosure, longer for a whole room. Outside jobs in Kinfauns need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property

Advice

Quotes for regrouting in Kinfauns

You will get a clear quote before work begins. It’s based on:

  • The type of sealant required
  • Mould in or behind the old joints
  • How much there is to do
  • Working hours on commercial sites

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • How many joints, rooms or windows are involved
  • If someone has resealed it before
  • What’s wrong with the joints now
  • Where the job is, and your postcode

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

What the job involves on each surface

Wet rooms

Both the grout and the silicone in a wet room matter. We renew both.

Bathroom floors

Floor grout takes foot traffic as well as water. It gets worn and dirty.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too in Kinfauns and across Perth and Kinross. Several sites can be quoted together, and we’re fully insured.

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • Tiles that are chipped or split
  • Failed tanking or waterproofing under the tiles
  • A structure that flexes behind the tiles

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Bathroom wall tiles
  • Wet rooms
  • Bathroom floors
  • Tiled floors
  • Shower walls
  • Kitchen splashbacks

What happens if it’s left?

New grout smeared over the old does not bond well. A thin skin on top tends to break off, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Questions from Kinfauns

Can you do regrouting in Kinfauns?

Yes. Our work covers the whole of Scotland, and Kinfauns is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can you help a landlord with a rental near Perth station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Are you fully insured?

Yes. Full insurance covers our work.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Is regrouting a chance to pick a new grout colour?

Yes. Many customers do. Darker grout can hide marks, while lighter grout brightens a room.

When can I use the shower again?

The wait depends on the materials and how warm the room is. We will tell you exactly how long at the end of the visit.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Will the sealant be renewed as well as the grout?

We normally do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.
