Window mastic in Scoonieburn, done properly

Homes in Scoonieburn have every kind of window: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on composite doors, window sills and uPVC windows, and common reasons people get in touch are gaps where the sill meets the wall and mastic that has split away from the wall.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What the job involves on each surface

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.

Composite doors

Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. The bead is colour-matched to the frame.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Look round the frames every year or so
  • Keep solvents and bleach off the sealant
  • Clean frames with a soft cloth and soapy water
  • Make sure the drainage slots aren’t blocked

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

Signs you need window mastic in Scoonieburn

Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. If the sealant cannot stretch, it splits.

It’s worth asking for a quote if you see:

  • Whistling draughts around closed windows
  • Sealant in the wrong colour for the frame
  • Cracked sealant at the sill ends
  • Black, perished sealant on frames

Letting a property close to Perth station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What to look for in a quote

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Penetrating damp from a failed cavity tray or render
  • A sash or casement that will not close properly
  • Condensation trapped between the panes

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Your questions about window mastic in Scoonieburn

Do you work for landlords with property near Perth station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Can you do window mastic in Scoonieburn?

Yes. Our work covers the whole of Scotland, and Scoonieburn is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you seal the gap between the frame and the plaster indoors?

Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.

Do you guarantee window mastic?

Yes. Every job comes with our one-year guarantee, and we’re ARBOMaster approved applicators.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What happens on the day

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Getting ready for the visit

  • Mention any tricky access
  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks

Scoonieburn homes and the weather

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you look after a building such as Perth High School, the mastic around its windows and doors needs looking after like any other building’s.

Why it’s worth doing now in Scoonieburn

Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. In a place like Scoonieburn, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
