Fire-rated sealant in Grange, Perth and Kinross
Problem with your fire-stopping gaps in Grange? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Linear gaps at the head of walls
- Holes left by a change of layout
- Old fire sealant that has split or come away
Surface by surface
Door frames
We deal with the gap around the frame, not the door. The door leaf, its seals and closer need a door specialist.
Plasterboard walls
We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.
Fire rated sealant in Grange, done properly
We do not assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We work on door frames, linear gaps and pipe & cable gaps, and the jobs we see most are gaps where walls meet ceilings or slabs and standard silicone or caulk in a fire-stopping gap.
In a smaller place like Grange, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
Your job is guaranteed for a year, as with all our work.

Questions from Grange
Can you do fire rated sealant in Grange?
Yes, Grange is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Do Scottish building rules affect fire-rated sealant work in Grange?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
Do you provide details of the products used?
Yes. You get a list of where we worked and what we used to keep with your fire safety documents.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can you match the sealant colour?
Yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.
When something else is needed
We won’t take on work that won’t last, so here’s what sealant cannot put right:
- Issuing a fire rating or certificate for a building
- Big openings where sealant alone isn’t the tested solution
- Fire doors that need new seals, closers or hardware
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.
Surfaces we seal
- Pipe & cable gaps
- Plasterboard & masonry
- Flats & HMOs
- Linear gaps
- Service penetrations
- Door frames
What happens on the day
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on how many gaps there are, and the area is left clean. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention any parking rules near the property
- Clear items away from the joints we’re working on

Advice
What affects the cost of fire rated sealant
Your quote is based on your job. We look at:
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
- Access and height
- Any mould that needs treating
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.
What to tell us for a quote
To make quoting easier, let us know:
- The type of property
- The rough size of the job
- Photos by email, if that’s easy
- Any previous sealing or DIY work
We don’t publish a price list, because every job is different. Instead, we give you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Commercial buildings in Grange
For seaside hotels, guest houses and holiday lets around Grange, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.
Whether the job is in Grange itself or nearby, the right material for each joint matters as much as a neat finish.

What we’re called out for in Grange
Door frames are a common weak spot. The gap between the frame and the wall is hidden behind the architrave, so it can be left open when a door is replaced.
Most people get in touch when they notice something like this:
- Joints picked up in a fire-stopping survey
- Open holes round services passing through fire walls
- Old fire sealant that has split or come away
- New service routes left unsealed after building work
Around Grange, as everywhere, fire rated sealant is only as good as the preparation behind it.
Questions to ask before booking
- How much experience the applicator has
- How hidden problems are handled
- How the surfaces are prepared before sealing
- Whether you can choose the colour
