Kenmore Fire Rated Sealant
Specialist fire rated sealant for Kenmore: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Ordinary sealant used where a fire-rated product was needed
- Unsealed gaps where pipes and cables go through a wall
- Gaps left after a refit or conversion
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Don’t paint over fire sealant until it has cured
- Never patch a fire seal with standard sealant
- Include fire stopping when you schedule refits
- Keep photos of seals that will be hidden
Don’t add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. Ask us if you are not sure which product was used.
Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.
How we handle fire rated sealant in Kenmore
A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. Common call-outs are for damaged fire sealant left by other trades and open joints along the top of partitions, on flats & HMOs, service penetrations and pipe & cable gaps.
Work in a place like Kenmore is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.
The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What we cannot put right
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Deciding what fire stopping a building needs
- Doors that are not fire doors in the first place
- Sign-off of the building, which sits with building control or your assessor
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
What we seal
- Pipe & cable gaps
- Flats & HMOs
- Door frames
- Service penetrations
- Linear gaps
- Plasterboard & masonry
DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Common questions in Kenmore
Do you cover smaller places like Kenmore?
Yes. Kenmore is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How do Scotland’s building regulations apply to fire-rated sealant in Kenmore?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you seal over the old sealant?
No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.
Do you provide details of the products used?
Yes. We note each location and the product that went in, so you have it on file.
Is intumescent sealant the same as fire-rated sealant?
An intumescent sealant expands when it gets hot. Intumescent sealants are one kind of fire-rated sealant; the right one depends on the gap and what passes through it.
Do you seal gaps around fire door frames?
Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.
What happens if it’s left?
Paying for fire stopping that has to be redone is a false economy. Work that doesn’t follow the tested detail may have to come out again once someone inspects it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

For landlords and businesses
We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
What we do, step by step
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Kenmore depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- We apply and tool the sealant to the product’s tested detail.
- We record what was done and flag anything that needs a different system.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Mention any leaks or damp you’ve noticed
- Mention if the joints have been sealed before

What affects the cost of fire rated sealant
We quote each job individually. These are the things that affect it:
- Any mould that needs treating
- Which sealant suits the joint
- Working hours on commercial sites
- Whether the work is at height
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
What to tell us when you ask for a quote:
- Where the job is, and your postcode
- Photos by email, if that’s easy
- Roughly how big the job is
- Whether it’s a home or a business
