Window mastic in Kenmore

Different surfaces, different methods

Window sills

Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We will tell you which suits your home.

Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. If you have a bead that doesn’t match the frame and cracked internal joints between frame and plaster, we can put it right, on timber windows & doors, window sills and aluminium frames alike.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Frames and glazing around Kenmore

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Whether the job is in Kenmore itself or nearby, the right material for each joint matters as much as a neat finish.

What we do, step by step

At the end, we look at the finished work together. The work normally takes a few hours for a handful of frames, longer for a whole house, depending on how much there is to do. For a place like Kenmore, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Advice

Why act early in Kenmore

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Why book with us

  • A sealant colour to suit the surroundings
  • White, clear, grey or coloured to suit, where the product allows
  • Homes, businesses and hotels
  • Anti-fungal sanitary silicone in wet areas

Read what affects the cost or customer reviews.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Wipe condensation off the frames
  • Walk round the house once a year and look at the joints
  • Do not use solvent cleaners on the joint
  • Keep jet washers away from the mastic

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Leaks usually show up in wet, windy weather, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Kenmore: your questions answered

Do you cover Kenmore for window mastic?

Yes, Kenmore is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Is window mastic in Kenmore guaranteed?

All our work, in Kenmore and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can you match the sealant to my frames?

Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Where do you work from?

We are based in Crawley, and we cover South East England, London and all of Scotland.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do you have insurance?

Yes. We are fully insured.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Common problems we fix in Kenmore

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.

Common reasons people contact us include:

  • Rain getting in at the frame or under the sill
  • White mastic on grey or black frames
  • Hard, cracked sealant around windows
  • Draughts coming in around windows and doors

Around Kenmore, as everywhere, window mastic is only as good as the preparation behind it.

What your quote should include

  • How the surfaces are prepared before sealing
  • Who does the work, and how experienced they are
  • What insurance they hold
  • What happens if they find a problem under the old sealant

How to choose a mastic man

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Draughts through the window seals rather than the frame
  • Rotten timber, which needs a joiner first

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.
