Window mastic in Acharn, done properly

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. We are often asked to deal with whistling draughts around closed windows and old mastic that has gone black or come away, on composite doors, window sills and timber windows & doors.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

Every job is covered by a one-year guarantee, wherever you are in Perth and Kinross.

Acharn: your questions answered

What guarantee comes with window mastic in Acharn?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is Acharn in your area for window mastic?

Yes. We work across all of Scotland, and Acharn is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

What information do you need?

Tell us what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

Do you work for landlords and businesses?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can you do upstairs windows?

Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Do you have insurance?

Yes. We are fully insured.

What we do, step by step

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes anything from an hour or two to a full day, depending on how many frames there are in most cases. Outside jobs in Acharn need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property
  • Move anything stored near the joints

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Rotten timber, which needs a joiner first
  • A failed sealed unit that has misted up
  • Draughts through the window seals rather than the frame

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • uPVC windows
  • Window sills
  • Composite doors
  • Patio & French doors
  • Aluminium frames
  • Timber windows & doors

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Don’t paint over the silicone
  • Keep jet washers away from the mastic
  • Repaint timber before it’s bare
  • Ventilate rooms so frames do not stay wet inside

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

Surface by surface

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.

What happens if it’s left?

Failed mastic isn’t a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we will say so. In a place like Acharn, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Window mastic in Acharn: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

In the older streets around Kenmore Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

When to call us in Acharn

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. If the sealant can’t stretch, it splits.

Any of these means the joints need attention:

  • Old mastic that has gone black or come away
  • Cold air getting in at the frame edge
  • Mastic that has split away from the wall
  • A bead that doesn’t match the frame

Around Acharn, as everywhere, window mastic is only as good as the preparation behind it.
