Window mastic in Kinloch Rannoch

From a single sill to a whole house of windows, the work is priced before anything is done. Just drop us a line at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached for window mastic in Kinloch Rannoch. We work on window sills, aluminium frames and timber windows & doors, and people most often call us about rushed sealant from a window installation and sealant in the wrong colour for the frame.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

If you manage several properties in or around Kinloch Rannoch, several properties can go on one quote. Just tell us the addresses and what each one needs.

What affects the quote in Kinloch Rannoch

Your quote is based on your job. We look at:

  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • Any mould that needs treating

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • The type of property
  • Where the job is, and your postcode
  • The problem you’ve noticed
  • Roughly how big the job is

Kinloch Rannoch: your questions answered

Will you come out to Kinloch Rannoch?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Kinloch Rannoch for window mastic?

Yes, Kinloch Rannoch is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Can resealing stop a draught around my window?

Yes, where the draught is at the frame edge. We check where the draught is before work begins.

Can landlords and businesses book you?

Yes, we do. We work in homes, commercial premises and hotels.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

How long should I leave it?

Cure times vary by product. Before we leave, we’ll tell you the cure time.

Can I add another job to the visit?

Yes. Just list everything you need and you will get one quote.

Common problems we fix in Kinloch Rannoch

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

Signs it’s time to call us include:

  • Draughty joints inside around the window
  • Leaking joints at the ends of sills
  • Untidy mastic left by window fitters
  • Draughts coming in around windows and doors

For an older house near a landmark such as The Old Church Of Rannoch, the joint between an old wall and a newer frame is usually the first place rain gets in.

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

What sealant work can’t fix

We will always be straight with you, so here’s what new sealant will not do:

  • Soft or decayed wood in the frame
  • Penetrating damp from a failed cavity tray or render
  • Draughts through the window seals rather than the frame

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • uPVC windows
  • Patio & French doors
  • Aluminium frames
  • Composite doors
  • Timber windows & doors
  • Window sills

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Don’t aim a pressure washer at the joints
  • Keep drainage slots and sill grooves clear
  • Use gentle cleaners on frames and sealant
  • Ventilate rooms so frames do not stay wet inside

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. Outdoor work around Kinloch Rannoch depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Before we arrive

  • Clear items away from the joints we’re working on
  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can
