Floor joint sealing around Acharn
Across Perth and Kinross, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
In and around Acharn, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. If you look after a church, hall or community building such as Kenmore Parish Church, floor and skirting joints in halls and kitchens wear like any others.

How we handle floor joint sealing in Acharn
Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side in a colour to suit. If you have failed joint filler in concrete floors and floor edges that trap water and grime, we can help, whatever the surface.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
A one-year guarantee comes with the work, just as it does everywhere we cover.

The process
We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours for most rooms, longer for large commercial floors, and we tell you how long to leave it before we go. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints

Advice
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Acharn: your questions answered
Is there a guarantee on floor joint sealing in Acharn?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Is Acharn in your area for floor joint sealing?
Yes, Acharn is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Do you offer different sealant colours?
In most cases you can choose. We will tell you which colours the right product comes in and agree one before we start.
Are you fully insured?
Yes. We are fully insured.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.
Can you seal where the floor meets the bath panel?
Yes. These joints get wet every time the floor is cleaned, so we seal them with silicone suited to wet areas.
How long before the joint can take traffic?
It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish so you can plan.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Mark off resealed joints in warehouses
- Don’t fill floor joints with caulk where they move or get wet
- Look at floor joints each spring
- Vacuum floor joints regularly to stop grit building up
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier.
Honest limits
A few problems are outside what sealant work can do:
- Movement too big for a sealant joint
- Concrete repairs beyond the joint
- Floors that are uneven or need levelling
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.
Surfaces we seal
- Skirting boards
- Tiled floors
- Thresholds
- Commercial floors
- Wet room & bathroom floors
- Concrete floor joints
Leave it or put it right?
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, so the gap reappears. A flexible sealant moves with the floor, so the joint stays closed. In an older home around Acharn, damp from a failed joint can get into timber and plaster.
The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.
