Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Landlords and agents in Boreland can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Floor joint sealing in Boreland
Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant in a matching colour. We work on concrete floor joints, commercial floors and tiled floors, and people most often call us about floor edges that trap water and grime and open joints around bathroom floor edges.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Don’t fill floor joints with caulk where they move or get wet
- Look at floor joints each spring
- Avoid sloshing water against skirting
- Sweep along the edges of the floor
Check the joints after the first winter. Small gaps at the ends can be touched up early on.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the floor safer.
How the visit works
When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work starts. The work generally takes a few hours for most rooms, longer for large commercial floors. Outside jobs in Boreland need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at the gap and the floor type and agree the right sealant.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
How to prepare
- Keep children and pets away from the work area
- On commercial sites, let us know about site rules
- Let us know if you’ve seen damp or leaks

Advice
Boreland questions
Will you come out to Boreland?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you cover Boreland for floor joint sealing?
Yes. Our work covers the whole of Scotland, and Boreland is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Is the work guaranteed?
Yes. Each job is guaranteed for twelve months, large or small.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Why not just use caulk?
Caulk is fine for dry joints that do not move, but it splits where the joint moves or gets wet. For most floor joints, we use a flexible sealant.
How much does floor joint sealing cost in Boreland?
It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk and let us know what needs doing and where.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Joints and finishes in Boreland homes
Across Perth and Kinross, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Around Boreland, as everywhere, floor joint sealing is only as good as the preparation behind it.

Common problems we fix in Boreland
A new floor or screed shrinks and settles as it dries. The edges pull away from the skirting, and rigid fillers crack.
Any of these means the joints need attention:
- Grout cracking in a straight line across a floor
- Gaps opening between the floor and skirting
- Rigid edge joints in tiled floors
- Worn sealant at door thresholds
Whether the job is in Boreland itself or nearby, the right material for each joint matters as much as a neat finish.
What to look for in a quote
- What preparation is included
- What the cure time is
- What happens if the job turns out different
- The length of the guarantee
What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Loose, hollow or cracked tiles, which need a tiler
- Failed waterproofing under a wet room floor
- Concrete repairs beyond the joint
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
