Floor joint sealing near Aberfeldy

Floor joint sealing in Aberfeldy, done properly

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out so water and dirt cannot get in. If you are dealing with open gaps along the bottom of skirting boards and open joints that fill with dirt, we can put it right, whatever the surface.

For a place like Aberfeldy, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

All our work comes with a 12-month guarantee, wherever you are in Perth and Kinross.

How the job changes by surface

Tiled floors

Tiled floors need movement joints at edges and across large areas. We replace grout with flexible sealant along the right lines in a matching colour.

Concrete floor joints

We clean concrete joints out thoroughly before sealing first. We fit backing where needed.

What sealant work can’t fix

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Leaks from a failed tanking system
  • A tiled floor that needs relaying
  • Concrete repairs beyond the joint

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Tiled floors
  • Concrete floor joints
  • Thresholds
  • Wet room & bathroom floors
  • Skirting boards
  • Commercial floors

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Use a well-wrung mop rather than flooding the floor
  • Keep dirt out of the joints
  • Keep heavy wheels off new concrete joints until cured
  • Lift furniture rather than dragging it across joints

Silicone sealant is not made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the floor safer.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

What affects the cost of floor joint sealing

We quote each job individually. This is what makes a difference:

  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • Any mould that needs treating

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

To help us quote quickly, please include:

  • Any access issues, like height or stairs
  • The address or postcode of the job
  • The rough size of the job
  • If someone has resealed it before

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you are ready, send an email to info@mrmastic.co.uk.

Floor joint sealing around Aberfeldy

Floors around Perth and Kinross run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for most rooms, longer for large commercial floors, and the area is left clean. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Move anything stored near the joints
  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height

Advice

Do you need floor joint sealing in Aberfeldy?

Concrete floor joints break down when traffic runs over open or failed joints. Pallet trucks and trolleys knock the edges away.

Common reasons people contact us are:

  • Rigid edge joints in tiled floors
  • Open gaps along the bottom of skirting boards
  • Grout cracking in a straight line across a floor
  • Open joints around bathroom floor edges

Around Aberfeldy, as everywhere, floor joint sealing is only as good as the preparation behind it.

Your questions about floor joint sealing in Aberfeldy

Do you cover Aberfeldy for floor joint sealing?

Yes. We work across all of Scotland, and Aberfeldy is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Is Aberfeldy within the area you cover?

Yes, Aberfeldy is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What do you need from me for a quote?

A short description and the location. If we need more, we will ask.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
