How to look after the new joints

Aftercare is simple:

  • Check whether a sealant can be painted before decorating over it
  • Include fire stopping when you schedule refits
  • Store the list of sealed gaps with your building paperwork
  • Photograph sealed gaps before they’re covered up

Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.

About our fire rated sealant in Pitcairngreen

Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That’s the part we focus on. Common call-outs are for gaps left after a refit or conversion and open holes round services passing through fire walls, across pipe & cable gaps, linear gaps and flats & HMOs.

In a smaller place like Pitcairngreen, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Our work is backed for twelve months.

How it works

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours for a handful of gaps, and longer for a whole building for a typical job. Outside jobs in Pitcairngreen need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access

Advice

Common questions in Pitcairngreen

I let a flat near Perth station. Can you help?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do Scottish building rules affect fire-rated sealant work in Pitcairngreen?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you seal gaps around fire door frames?

Yes. The joint between frame and wall is sealed with a fire-rated sealant. The door, its seals and closer are for a door specialist.

Are you fully insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Can ordinary silicone be used in a fire-stopping gap?

No. It looks sealed but won’t perform as fire stopping. A tested fire-rated product is needed, or ask us to do it.

Do you need fire rated sealant in Pitcairngreen?

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service is not always sealed again.

It’s worth asking for a quote if you see:

  • Door frames with gaps between frame and wall
  • Sealant items on a fire risk assessment action list
  • Open joints along the top of partitions
  • Fire seals that have cracked with movement

If you let a flat or house near Perth station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What your quote should include

  • How long to leave it before use
  • What insurance they hold
  • Who does the work, and how experienced they are
  • What guarantee comes with the work

For landlords and businesses

We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Why it’s worth doing now in Pitcairngreen

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the work involved is often modest. Around Pitcairngreen, water from a failed joint in an older stone home can soak into timber and plaster.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Different surfaces, different methods

Plasterboard walls

We check that the board around the gap is sound. Loose material is removed so the sealant has a firm edge.

Masonry and concrete

Holes through concrete and block are rarely neat. We measure the gap at its widest point to make sure it suits the product.
