Advice

Gutter sealing in Pitcairngreen

Gutter and fascia replacement isn’t our trade, and nor is roofing. Sealant fixes joints; it will not fix a broken bracket, a cracked section or a blocked downpipe. We work on roofline trims, uPVC fascias and gutter joints, and people most often call us about end caps that drip every time it rains and wet patches on the wall under a gutter joint.

Outside joints can only be sealed when they’re dry, so work in Pitcairngreen depends on the weather. Let us know about access to every wall and roofline.

All of our work is guaranteed for twelve months.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Keep an eye out for wet patches below a joint
  • Clear leaves and moss from the gutters
  • Make sure downpipes aren’t blocked
  • Look along the fascias for open joints

A sagging gutter needs its brackets checked. If it drops, the joints will open.

If an end cap is dripping, deal with it before winter. Water down the wall all winter can cause damp.

Quotes for gutter sealing in Pitcairngreen

Every job gets its own quote. These are the things that affect it:

  • Whether the work is at height
  • The size of the job
  • The old material and how stubborn it is
  • The type of sealant required

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • The type of property
  • Any access issues, like height or stairs
  • The address or postcode of the job
  • The rough size of the job

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Landlord and commercial work in Pitcairngreen

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Landlords and letting agents in Pitcairngreen can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Why act early in Pitcairngreen

A dripping stop end can soak the wall right through the wet months. It’s a small job to put right before the damage spreads. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • A 12-month guarantee on all work
  • Homes, businesses and hotels
  • Arbo and Everbuild products
  • Sanitary silicone with an anti-fungal additive in wet areas

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Different surfaces, different methods

Garage door frames

Garage door frames let rain in when their sealant fails. It’s removed and renewed.

uPVC fascias

Joints between fascia boards can open over time. We seal them neatly in a suitable colour.

What gutter sealing looks like in Pitcairngreen

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For landlords with property near Perth station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking. For site and facilities teams at buildings such as Bertha Park High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
