New build mastic for homes and businesses in Pitcairngreen
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation. If you are dealing with frame joints opening as the plaster dries and gaps between new skirting and floors, we can put it right, on bathrooms & en suites, show homes and plot handovers alike.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What we can’t put right
A few problems are outside what sealant work can do:
- Structural cracks in walls or ceilings
- Broken tiles or a split tray
- A tray or bath that is not properly supported, until it’s fixed
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Why deal with it now?
DIY kits don’t solve the main problems with new-build sealant: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. In a place like Pitcairngreen, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
Why us?
- Sealant colour chosen to suit
- Old sealant always removed completely
- One-year guarantee on every job
- White, clear, grey or coloured to suit, where the product allows

How we quote for new build mastic
Your quote is based on your job. We look at:
- Any working-time requirements on site
- The type of sealant required
- The number of rooms or windows
- Mould in or behind the old joints
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- Photos by email, if that’s easy
- Any access issues, like height or stairs
- How many joints, rooms or windows are involved
- Whether it’s a home or a business
To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Surface by surface
Bathrooms and en suites
Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.
Windows and doors
The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant that suits the frame.
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Follow the cure time we give you
- Look at the sealant regularly in the first couple of years
- Resist patching a failed seal with a tube from the DIY shop
- Clean sealant with mild detergent, not abrasives
Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.
Don’t let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you.

Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you will get one quote.
My new home is still under warranty. Should I contact you?
If you’re still within the builder’s snagging or warranty period, report it to them first. If it isn’t sorted, or keeps failing, get in touch with us.
When is the best time to reseal in a new build?
If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.
The process
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most snagging lists, longer for a run of plots. Outdoor work around Pitcairngreen depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely down to clean surfaces.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Let us know about stairs, lifts or work at height
- Keep children and pets away from the work area
