New build mastic in Almondbank, done properly
A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. We work on show homes, plot handovers and kitchens, and common reasons people get in touch are gaps opening as the house dries out and settles and skirting joints opening in the first winter.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Different surfaces, different methods
Skirting and floors
Wet-area floor joints need a flexible seal. We seal them with a sealant suited to wet areas.
Plot handovers
We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed to keep callbacks down.
What affects the cost of new build mastic
The quote reflects the job in front of us. We look at:
- How many areas need sealing
- Whether old sealant or filler has to be cut out
- The product the joint needs
- Working hours on commercial sites
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
What we need to know
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- Whether it’s a home or a business
- Whether it has been sealed before
- Photos by email, if that is easy
To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.
How it works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a few hours for most snagging lists, longer for a run of plots in most cases. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we work through your snagging list or plot schedule with you.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Each area is checked and left with its cure time.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Tell us about any water getting in
- Keep pets and children clear of the area while we work

Advice
What we can’t put right
Before you book, it’s worth knowing the limits:
- Cracked trays, tiles or worktops
- Structural cracks in walls or ceilings
- Deciding who is responsible under a builder’s warranty
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Signs you need new build mastic in Almondbank
On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, so the bead never bonds properly.
Signs it’s time to call us include:
- New-build shower sealant that has already split
- Cracked sealant around new window and door frames
- Joints pulling apart as timber shrinks
- Sealant that never bonded to the surface
In and around Almondbank, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Questions to ask before booking
- Whether they’re fully insured
- Which sealant they’ll use, and why
- When the joint can take water or movement
- Which colour the sealant will be
Common questions in Almondbank
Is Almondbank in your area for new build mastic?
Yes, Almondbank is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Can you help a landlord with a rental near Perth station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Are you insured?
Yes. Mr Mastic is fully insured.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
My new home is still under warranty. Should I contact you?
Your builder, if you are still in their snagging or warranty period. If that doesn’t work out, we’re happy to quote and our work is guaranteed for a year.
How long should I leave it?
Cure times vary by product and the temperature. We tell you how long to leave it before we go.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
When is the best time to reseal in a new build?
It depends on whether water is getting through. A leaking shower or bath seal should be redone straight away, while small cosmetic gaps can wait a while.
