Fire rated sealant for homes and businesses in Gilmerton

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, and we can record what went where. We work on linear gaps, flats & HMOs and door frames, and common reasons people get in touch are new service routes left unsealed after building work and unsealed gaps where pipes and cables go through a wall.

Work in a place like Gilmerton is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

All our work is covered by a 12-month guarantee.

Fire rated sealant in Gilmerton: local notes

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.

Around Gilmerton, as everywhere, fire rated sealant is only as good as the preparation behind it. Community buildings like Gilmerton Church House are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Deciding what fire stopping a building needs
  • Large holes that need a different fire-stopping system
  • Walls or floors that weren’t built to resist fire

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Door frames
  • Service penetrations
  • Plasterboard & masonry
  • Flats & HMOs
  • Pipe & cable gaps
  • Linear gaps

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Make resealing part of every contractor’s brief
  • Keep the record of products and locations with your fire safety documents
  • Ask which product was used before you paint
  • Include fire stopping when you schedule refits

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

An open gap is not only a fire issue: noise, draughts and even pests can come through too. Sealing them early helps on every front.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What the job involves on each surface

Door frames

A door can only do its job if the gap behind its frame is sealed too. We fill it with a fire-rated product suited to the materials either side.

Flats and HMOs

Working in occupied flats needs some planning. Access to flats and common areas is agreed in advance so residents know what to expect.

Questions from Gilmerton

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Is Gilmerton in your area for fire rated sealant?

Yes, Gilmerton is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Is standard sealant good enough for a fire gap?

No. Ordinary silicone, caulk or foam isn’t tested as fire stopping. If it’s been used, we remove it and use the right product.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

How long will you be here?

Typically it takes anything from a few hours to several days, depending on how many gaps there are. Larger jobs naturally take longer.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you tell me which gaps need fire stopping?

No. Your fire risk assessor, designer or building control decides that. We apply fire-rated sealant to the requirements they set.

What happens if it’s left?

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

How it works

We keep the work tidy and contained to the joints we’re treating. The job normally takes anything from a few hours to several days, depending on how many gaps there are. Around Gilmerton, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Tell us about any water getting in
