Fire rated sealant for Abernethy homes and businesses

Do you need fire rated sealant in Abernethy?

Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

The most common problems we see are:

  • Damaged fire sealant left by other trades
  • Door frames with gaps between frame and wall
  • Old fire sealant that has split or come away
  • Linear gaps at the head of walls

For buildings such as Kirk Of St Bride, service openings in its walls need the right fire-rated sealant, as in any building.

Fire rated sealant in Abernethy

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. We are often asked to deal with fire stopping disturbed by later work and fire seals that have cracked with movement, across plasterboard & masonry, flats & HMOs and pipe & cable gaps.

If you look after holiday lets, a guest house or a community building in or near Abernethy, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Our work is backed for twelve months, in Abernethy and everywhere else we cover.

Fire rated sealant in Abernethy: local notes

For seaside hotels, guest houses and holiday lets around Abernethy, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

What the job involves on each surface

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

Door frames

Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Take pictures of fire stopping before ceilings or boxing go back
  • Allow for resealing whenever new services are run
  • Ask every contractor to reseal any fire stopping they disturb
  • Look in service cupboards and ceiling voids from time to time

Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and get them seen to.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Questions from Abernethy

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Will you come out to Abernethy?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you certify the fire stopping?

Ratings and certification sit with the product’s test evidence and whoever specified the work. Our part is installing the specified product to its tested details and list the locations and products for you.

Will we have a record of what was sealed?

Yes. Every gap we seal is listed with the product used.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

How long will you be here?

A typical job takes from a few hours to a few days, depending on the number of gaps and the access, including the preparation. Your quote will say how long we expect yours to take.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of gaps, and longer for a whole building, and the area is left clean. Outdoor work around Abernethy depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. We record the locations and products used for your records.

Advice

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Quotes for fire rated sealant in Abernethy

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • Which sealant suits the joint

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
