Bathroom resealing in Almondbank

About our bathroom resealing in Almondbank

Homes in Almondbank have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with mouldy sealant that has gone black and gaps where the bath or tray has moved, across shower trays & enclosures, sinks & splashbacks and baths.

A bathroom in a place like Almondbank gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

There’s a 12-month guarantee on every job, whatever its size.

How we quote for bathroom resealing

Call for a quick quote. What matters most is:

  • How many areas need sealing
  • Working hours on commercial sites
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

What to tell us when you ask for a quote:

  • The type of property
  • The rough size of the job
  • If someone has resealed it before
  • Any access issues, like height or stairs

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, drop us a line at info@mrmastic.co.uk.

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes half a day or less for one room, longer when the kitchen is included. Outdoor work around Almondbank depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Tell us about any water getting in
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

Bathroom resealing in Almondbank: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Letting a property close to Perth station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as St Serf's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Bertha Park High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Open a window or run the fan so the room dries
  • Keep bottles off the sealant line
  • Look for lifting corners and small gaps now and then
  • Wait for the cure time we give you

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Surface by surface

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Why deal with it now?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In an older home around Almondbank, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

When it is not the sealant

  • Movement from a bath with loose feet or no proper support
  • A leaking waste, trap or valve

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
