About our bathroom resealing in Tibbermore
Homes in Tibbermore have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on wet rooms, sinks & splashbacks and basins & vanity units, and common reasons people get in touch are leaks into the floor or ceiling below and new sealant laid over old sealant that is now lifting.
A bathroom in a place like Tibbermore gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Give the silicone its full cure time
- Dry the bead with a towel now and then
- Do not leave water standing on kitchen joints
- Avoid abrasive pads on the sealant
Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Surface by surface
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
What affects the cost of bathroom resealing
Jobs vary more than people expect. What affects the quote:
- Whether old sealant or filler has to be cut out
- Access and height
- Working hours on commercial sites
- The amount of work
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What we need to know
There’s no need for technical detail. Just tell us:
- What’s wrong with the joints now
- A few photos by email, if you can
- Any previous sealing or DIY work
- The rough size of the job
Asking for a quote is easy: tell us what needs doing and where. A few photos by email make the job easier to understand, and we will come back to you with a quote.
Bathrooms and kitchens in Tibbermore
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Perth station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Tibbermore Parish Kirk, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Tibbermore: your questions answered
Is Tibbermore within the area you cover?
Yes, Tibbermore is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
I let a flat near Perth station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Does the resealing come with a guarantee?
Yes. Our 12-month guarantee covers every job, and we’re fully insured.
Can I add another job to the visit?
Yes. More than one area can go on one quote.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
What happens on the day
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Tibbermore need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Mention any parking rules near the property
- Mention any tricky access
- Tell us about any water getting in
How to get a quote
Every job is quoted individually. Just send an email to info@mrmastic.co.uk with the details and send pictures if you have them.
Advice
What we can’t put right
New sealant cannot fix everything, and we will tell you before we start. It won’t solve:
- Water getting in through the grout rather than the sealant
- A bath or tray that moves because it isn’t properly supported
- Tiles that have come away from the wall
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
