External Mastic in Tibbermore
Specialist external mastic for Tibbermore: careful preparation, the right product and tidy work. Ask us for a quick quote.

- Failed sealant between panels on a façade
- Joints with sealant missing in places
How we handle external mastic in Tibbermore
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. If you have weeds or debris growing in open joints and movement joints with cracked, split or missing sealant, we can help, whatever the surface.
In and around a place like Tibbermore, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Tibbermore buildings and the weather
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
In the older streets around Tibbermore Parish Kirk, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

How we quote for external mastic
You will get a clear quote before work begins. It’s based on:
- The size of the job
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
- Mould in or behind the old joints
Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- Photos by email, if that’s easy
- If someone has resealed it before
- The problem you’ve noticed
- The rough size of the job
We quote each job on its own. Simply email us at info@mrmastic.co.uk and describe the job.
Signs you need external mastic in Tibbermore
Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.
It’s worth asking for a quote if you see:
- Gaps where render, brick and frames meet
- Movement joints filled with mortar instead of sealant
- Joints with sealant missing in places
- Old sealant gone brittle and cracked
If you let a flat or house near Perth station, outside joints that have cracked can let damp into a rental, so check them between lets.
What to look for in a quote
- Which colour the sealant will be
- Is VAT in the price?
- How much experience the applicator has

Your questions about external mastic in Tibbermore
Is Tibbermore in your area for external mastic?
Yes, Tibbermore is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.
I let a flat near Perth station. Can you help?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Is it OK to fill a movement joint with cement?
No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. Use a flexible sealant with backing rod.
How do I get a quote for external mastic in Tibbermore?
Size, access and the old material all affect the cost. Call for a quick quote.
Why is there a gap in my brick wall?
Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.
How long before the joint can be used?
Different products cure at different speeds, so follow the cure time we give you.
Do you have insurance?
Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.
How the visit works
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Preparing for the visit
- Tell us if parking is tricky
- Keep children and pets away from the work area
- Let us know about earlier repairs to the joints

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Keep water from gutters off the wall
- Wash walls gently around the sealant
- Act on the first splits you see
- Show decorators and builders where the movement joints are
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.
Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.
When it is not the sealant
We will always be straight with you, so here’s what sealant cannot fix:
- Cracked brickwork or render that needs a builder or plasterer
- Rising or penetrating damp from elsewhere in the wall
- Adding movement joints to masonry that has none
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.
Joints and surfaces we work on
- Joints between brick and frames
- Render & cladding joints
- Copings & trims
- Façade panels
- Brickwork movement joints
- Concrete & block
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What happens if it’s left?
Resealing a run of joints in one go is usually better than patching one at a time. Joints of the same age tend to fail together, and access only has to be arranged once. Around Tibbermore, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.
