Outside joints around Methven
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Around Methven, as everywhere, external mastic is only as good as the preparation behind it.

How we handle external mastic in Methven
Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint doesn’t stand out. We are often asked to deal with movement joints with cracked, split or missing sealant and sealant pulling away from one side of the joint, on façade panels, render & cladding joints and brickwork movement joints.
Outside joints can only be sealed when they’re dry, so work in Methven depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
All our work comes with a 12-month guarantee, wherever you are in Perth and Kinross.

Why act early in Methven
A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

It helps to know what we cannot do:
- Cracking across the wall rather than at a joint

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Questions from Methven
Do you cover Methven for external mastic?
Yes. We work across all of Scotland, and Methven is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Is external mastic in Methven guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
What is backing rod for?
We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding, so the joint can move.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
What do you put in the joint?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Different surfaces, different methods
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.
How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours to a few days, depending on the length of joint and the access and we leave things clean and tidy. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Mention any sign-in or site rules at work premises
- For indoor joints, keep the area dry beforehand if you can

Do you need external mastic in Methven?
UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.
The most common problems we see are:
- Movement joints filled with mortar instead of sealant
- Old sealant gone brittle and cracked
- Water getting into walls through failed joints
- Failed sealant between panels on a façade
For an older house near a landmark such as Methven Parish Church and churchyard, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
