Common questions in Methven

Is Methven within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Methven in your area for window mastic?

Yes. We work across all of Scotland, and Methven is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you seal inside as well as outside?

Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.

Do you work on first-floor windows?

Yes, if safe access is possible. For high or awkward windows, we’ll tell you what access is needed.

Do the sealants smell?

Some sealants have a smell while they cure. Ventilation helps.

Do you guarantee window mastic?

Yes. Each job is covered for 12 months.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Window mastic in Methven, done properly

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. Common call-outs are for leaking joints at the ends of sills and mastic that’s falling out in pieces, on patio & French doors, uPVC windows and composite doors.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Why it’s worth doing now in Methven

A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. In an older home around Methven, damp from a failed joint can get into timber and plaster.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Why book with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • White, clear, grey or coloured to suit, where the product allows
  • Domestic, commercial and hotel work
  • Colour agreed with you before work begins

How we quote for window mastic

The quote reflects the job in front of us. We take into account:

  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach
  • The type of sealant required

Doing several joints on one visit is normally more efficient than separate visits. We’ll send you a clear quote for the lot.

Helping us quote

There’s no need for technical detail. Just tell us:

  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved
  • Where the property is
  • Pictures of the joints, sent by email

Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details, and photos are welcome.

Different surfaces, different methods

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal. Neutral-cure sealant is the safe choice.

What we are called out for in Methven

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. A sealant that can’t keep up eventually tears.

People generally contact us after spotting one of these:

  • Leaking joints at the ends of sills
  • Damp patches on the reveal after heavy rain
  • Cold air getting in at the frame edge
  • White mastic on grey or black frames

For an older house near a landmark such as Methven Parish Church and churchyard, the joint between an old wall and a newer frame is normally the first place rain gets in.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • A failed sealed unit that has misted up
  • Broken hinges, locks or handles
  • Damp problems in the wall away from the window

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Window mastic in Methven: local notes

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The process

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a morning for a couple of windows and a door, including the tidy-up. Outside jobs in Methven need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Let us know about earlier repairs to the joints
  • Mention any tricky access
  • Try not to wet indoor joints just before the visit
