Trusted sand mastic in Moulin

What we’re called out for in Moulin

Most of it is simply age. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

These are the problems we are asked about most:

  • Failed mastic on an exposed elevation
  • Window mastic to renew ahead of painting
  • Mastic dropping out of the joint
  • Gaps between timber frames and stone or brick

Rented homes near Pitlochry station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

How to choose a mastic man

About our sand mastic in Moulin

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. If you have draughts and rain around sash boxes and patchy fillers round a sash window, we can put it right.

Mastic can only go onto a dry joint, so outside work in Moulin depends on the weather. Tell us about access to all the windows and doors, upstairs included.

All our work is covered by a 12-month guarantee, wherever you are in Perth and Kinross.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Have rotten timber repaired before new mastic goes in
  • Keep modern sealant off the mastic
  • Sort the mastic before the decorators arrive
  • Don’t paint over the new mastic

Keep gutters and sills clear so water runs away from the surround. Water sitting against the mastic shortens its life.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

How the visit works

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job normally takes a few hours per window, depending on the condition of the joints, and we tell you how long to leave it before we go. Outside jobs in Moulin need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit

What happens if it’s left?

An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. Around Moulin, water from a failed joint in an older stone home can soak into timber and plaster.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

What sand mastic looks like in Moulin

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Homes close to Moulin Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What affects the quote in Moulin

Call for a quick quote. What matters most is:

  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • The size of the job
  • Access and height

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

What to tell us when you ask for a quote:

  • Photos by email, if that is easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work

Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Sashes that need overhauling
  • Planning or listed building consent (your local planning authority decides)
  • Timber that has rotted

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

Joints and surfaces we work on

  • Sash and case windows
  • Timber door frames
  • Tenement windows
  • Stone surrounds
  • Period & listed homes
  • Brick reveals

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Moulin questions

Do you cover smaller places like Moulin?

Yes. Moulin is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Pitlochry station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can you replace silicone on a period window with sand mastic?

In most cases. We remove the silicone and clean the joint, then point it with sand mastic.

What guarantee comes with the work?

You get our 12-month guarantee to all our work.

What should I tell you?

Tell us what needs doing and where. If we need more, we’ll ask.

Is consent needed for window work on a listed home?

Check with your local planning authority. They decide whether consent is needed for work to your windows.

When will the new mastic be hard?

It skins over fairly quickly but takes longer to harden fully. We will tell you what to expect for your job.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
