Moulin External Mastic
Professional external mastic in and around Moulin, with every bit of old sealant taken out first.
- Joints where the bead has come unstuck
- Joints with sealant missing in places
- Water getting into walls through failed joints
Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
External mastic in Moulin
On houses, flats and commercial buildings across Moulin, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. We work on concrete & block, joints between brick and frames and brickwork movement joints, and people most often call us about failed seals between different materials and leaking joints around cladding and façade panels.
External sealant needs dry surfaces, so outdoor work around Moulin is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
All our work comes with a one-year guarantee.

Common problems we fix in Moulin
Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and speed up the damage.
Signs it’s time to call us include:
- Failed seals between different materials
- Failed sealant between panels on a façade
- Rain getting behind render or cladding at a joint
- Joints with sealant missing in places
For landlords with property near Pitlochry station, outside joints that have cracked can let damp into a rental, so check them between lets.
Questions to ask before booking
- Whether they seal over old material or remove it
- Which sealant they’ll use, and why
- What insurance they hold
- What happens if the job turns out different

Moulin questions
Can you help a landlord with a rental near Pitlochry station?
Yes. We work for landlords and letting agents as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Do you cover Moulin for external mastic?
Yes. Our work covers the whole of Scotland, and Moulin is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
How often do external joints need resealing?
That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away, and reseal at that point.
Is it OK to fill a movement joint with cement?
No, not if it’s a movement joint. Filling it with mortar defeats its purpose, and the wall may crack nearby. We’ll reseal it with a flexible sealant.
What is a movement joint?
Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.
Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do you use backing rod?
That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.
Outside joints around Moulin
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
In the older streets around Moulin Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What happens on the day
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. For a place like Moulin, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Move anything stored near the joints
- Mention any leaks or damp you’ve noticed

Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it or an approved alternative. Send us any details you have about the façade.
Leave it or put it right?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Why Moulin clients choose us
- Homes, businesses and hotels
- White, clear, grey or coloured to suit, where the product allows
- Fully insured
- We agree the colour with you first
What sealant work can’t fix
Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It will not solve:
- Render that’s blown, hollow or coming away
- Cracks in the bricks or render themselves, away from the joints
- Movement that is more than a sealant joint can take
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
