About our window mastic in Moulin
Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. If you are dealing with rushed sealant from a window installation and cracked or shrunken mastic around the frame, we can put it right, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
Whatever the size of the job, you get the same 12-month guarantee in Moulin and across Perth and Kinross.

When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Broken hinges, locks or handles
- Worn gaskets, brush seals or a door that has dropped
- Misting between the panes of a double-glazed unit (that needs a new unit)
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Questions from Moulin
I let a flat near Pitlochry station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Will you come out to Moulin?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you do commercial work?
Yes. We can plan bigger jobs in stages.
Is the work guaranteed?
Yes. Our one-year guarantee covers every job, inside or out.
Where do you work from?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Can I paint over the new sealant?
That depends on the product. Some hybrid sealants can be painted; silicone cannot. Mention any painting plans before work begins.
Leave it or put it right?
A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. Around Moulin, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Why us?
- We leave the area clean and tidy
- A choice of colours where the product allows
- 4.9 on Google from 180+ five-star reviews
- We agree the colour with you first
How the job changes by surface
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We’ll tell you which suits your home.
Do you need window mastic in Moulin?
Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.
If you can see any of these, it’s time to have the joints looked at:
- Draughts coming in around windows and doors
- Gaps where the sill meets the wall
- Untidy mastic left by window fitters
- Black, perished sealant on frames
Letting a property close to Pitlochry station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
What to look for in a quote
- How the colour is chosen
- What happens if they find a problem under the old sealant
- When the joint can take water or movement
- Who does the work, and how experienced they are
For landlords and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
How it works
All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a handful of frames, longer for a whole house. Around Moulin, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we look at every frame and agree the list.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Finally we tidy up and check each joint.
Before we arrive
- Mention if the joints have been sealed before
- Clear the area around the work
- Mention any sign-in or site rules at work premises

Advice
Frames and glazing around Moulin
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Moulin Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
