Mastic and sealant across FK19

Our bathroom resealing service in FK19

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. Typical jobs include a joint torn by a bath that flexes and cracked, shrunken or lifting silicone, across wet rooms, kitchen worktops & upstands and shower trays & enclosures.

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes half a day or less for one room, longer when the kitchen is included, including the tidy-up.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Bathrooms and kitchens across FK19

Across FK19, from Lochearnhead outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across FK19.

Lochearnhead: In the older streets around St Angus Episcopal Church, walls and floors in older homes can move, and sealant and grout show it first. In and around Lochearnhead, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt does not rule out a professional job. We cut it out and start again.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Tiles that have come away from the wall

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Stick to a soft cloth and a mild cleaner
  • Avoid abrasive pads on the sealant
  • Move toiletries away from the joint
  • Squeegee the walls and tray after use

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

How the job changes by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.

What happens if it’s left?

Sorting it now is quick: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

Questions to ask before you book

  • What insurance they hold
  • When the joint can take water or movement
  • How long the guarantee is
  • What happens if the job turns out different

Your questions about bathroom resealing in FK19

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

I rent my home. Can I book you?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Can new silicone go straight over the old?

No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
