What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Big openings where sealant alone is not the tested solution
  • Deciding what fire stopping a building needs
  • Problems with the door itself rather than the gap around the frame

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Fire rated sealant for homes and businesses in Strathyre

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, and we can record what went where. Typical jobs include joints picked up in a fire-stopping survey and open holes round services passing through fire walls, across pipe & cable gaps, service penetrations and linear gaps.

In a smaller place like Strathyre, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

How it works

We keep the work tidy and contained to the joints we’re treating. Expect the work to take from a few hours to a few days, depending on the number of gaps and the access. Around Strathyre, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Clear the area around the work
  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit

Strathyre questions

Do you cover smaller places like Strathyre?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Strathyre for fire rated sealant?

Yes. We work across all of Scotland, and Strathyre is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

Can you fill the gap behind a fire door frame?

Yes. The joint between frame and wall is sealed with a fire-rated sealant. The door leaf and its hardware need a door specialist.

How long does fire rated sealant take?

A typical job takes from a few hours to a few days, depending on the number of gaps and the access. We’ll confirm how long when we quote.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Is there a guarantee?

Yes. Every job comes with our one-year guarantee.

Can you tell me how many minutes the seal will last?

Ratings and certification sit with the product’s test evidence and whoever specified the work. Our part is installing the specified product to its tested details and giving you a record of where it went.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Commercial buildings in Strathyre

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

Whether the job is in Strathyre itself or nearby, the right material for each joint matters as much as a neat finish. In and around Strathyre, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

What happens if it’s left?

Sealant isn’t the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we’ll tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Different surfaces, different methods

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Loose material is removed so the sealant has a firm edge.

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both, following the tested detail.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Never patch a fire seal with standard sealant
  • Take pictures of fire stopping before ceilings or boxing go back
  • Check risers, ceiling voids and cupboards during building checks
  • Check whether a sealant can be painted before decorating over it

File the record of locations and products with your fire safety paperwork. It helps whoever checks the building next.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
