Glazing silicone near Kilmahog

Do you need glazing silicone in Kilmahog?

New silicone over old silicone won’t bond. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

Any of these means the joints need attention:

  • Glazing silicone that has cracked or come away
  • Conservatory leaks at frame and glazing joints
  • Water tracking down the inner face of the glass
  • Leaks from the base of a shower screen

For site and facilities teams at buildings such as McLaren High School, larger buildings have plenty of frames, and the mastic around each one ages.

Choosing a sealant specialist

Glazing silicone in Kilmahog, done properly

We work across Kilmahog on glazing joints for homes and businesses. Conservatories, rooflights, glass panels and shower screens are all part of the job, with a sealant chosen for the joint. If you’re dealing with sealant that was laid over old silicone and failed and cracked silicone between glass panels, we can put it right, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Do you reseal glass shower screens?

Yes. We remove the old silicone carefully before cleaning and resealing.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

What sealant work can’t fix

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • A roof that has moved or dropped
  • Glass that needs replacing
  • Leaks from the roof covering or flashing (a roofer’s job)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Glass-to-glass joints
  • Glass-to-frame joints
  • Rooflights
  • Conservatory frames
  • Glass balustrade bases
  • Shower screens

Glazing silicone in Kilmahog: local notes

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Kilmahog is in the west of Scotland, which is wetter than the east, which means glazing joints and frame seals has to cope with a lot of rain.

If you live in an older home near St Andrew's Episcopal Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

Kilmahog is about 15 miles north-west of Stirling, in Stirling. What the job involves on each surface

Glass-to-frame joints

Glass-to-frame joints need a sealant that bonds to both. We use a glazing silicone suited to each.

Shower screens

Silicone holds the water in on frameless screens. We renew it without marking the glass.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wipe the screen down after showering
  • Use a gentle glass cleaner and a soft cloth
  • Check the silicone on glass every year or so
  • Check the gutters above the glazing for debris

Check the joints once a year. Catching a split early keeps the repair small.

If silicone on glass has cracked, water is already getting in. Renewing it early keeps it simple compared with fixing water damage later.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How it works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes anything from an hour or two to most of a day, depending on the size of the job, including the tidy-up. For a place like Kilmahog, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

What affects the cost of glazing silicone

Every job gets its own quote. These are the things that affect it:

  • The number and length of the joints
  • Any mould that needs treating
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

To make quoting easier, let us know:

  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • The type of property
  • If someone has resealed it before

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
