Glazing silicone in Cornton, done properly

Not every silicone suits glass. We use a neutral-cure glazing silicone, which suits glass and most frame materials, and we tool it to a neat, even finish. Typical jobs include sealant that was laid over old silicone and failed and failed joints on frameless glass, across shower screens, glass-to-glass joints and glass balustrade bases.

Outdoor sealant needs a dry surface, so window work around Cornton is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Whatever the size of the job, it’s backed by our 12-month guarantee in Cornton and across Stirling.

When something else is needed

Sealant is not the answer to every problem, and we will tell you before work begins. It will not solve:

  • Water coming through the roof rather than a sealant joint
  • Condensation trapped between two panes
  • Cracked or broken glass

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Landlord and commercial work in Cornton

Landlords and letting agents in Cornton can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

What happens if it’s left?

A quick bead over the old sealant might stop a drip for a while, but new silicone will not bond to old, and the leak normally returns. A proper reseal is the lasting answer. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

Surface by surface

Glass-to-glass joints

You see these joints clearly, so we take care to leave a neat bead.

Rooflights

Rooflights get the full force of the weather. Its sealant ages faster than vertical joints.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most jobs and we leave things clean and tidy. Outside jobs in Cornton need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Advice

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Frames and glazing around Cornton

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Letting a property close to Stirling station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. If you look after a building such as Wallace High School, its window and door frames need their mastic kept sound, just like a home’s.

What affects the cost of glazing silicone

Some jobs are bigger than they look, and some smaller. The main factors:

  • The size of the job
  • How many areas need sealing
  • Whether the work is at height
  • Mould in or behind the old joints

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear price before any work starts.
