Commercial sealant in Kilmahog
For a rental portfolio, resealing between tenants keeps bathrooms and kitchens presentable. Several addresses can be quoted together. We work on student & care accommodation, hotel bathrooms and office washrooms & kitchens, and the jobs we see most are repeated reseals that don’t last and split sealant around staff kitchen worktops and sinks.
In a smaller place like Kilmahog, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
Whatever the size of the job, you get the same one-year guarantee.

FAQs for Kilmahog
Do you take on hotel work around Kilmahog?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Is Kilmahog within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Where is Mr Mastic based?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
How much does commercial sealant cost in Kilmahog?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Can you work outside opening hours?
In many cases. Tell us your opening hours and quiet times, and we will plan the work around them.
When can guests or staff use the shower again?
Normally after around 24 hours. Each room is handed back with the cure time for the product used.
Can you quote for more than one area?
Yes. More than one area can go on one quote.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first.
What else we do in Kilmahog
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
Leave it or put it right?
Fixing rooms one complaint at a time is the slow way. A planned programme deals with every room in order, keeping disruption down and costs clear. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

Welfare facilities
Failed sealant in welfare areas is a simple fix before an audit. Tell us your deadline and we’ll plan the work and cure time around it.
Office washrooms & kitchens
Office washrooms and tea points are used all day, so we can work early or out of hours where that can be arranged. Basins, urinals, worktops and sinks are all resealed.
How the visit works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the number of rooms. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We agree a programme with you: which rooms, in what order, at what times.
- We go through your site’s paperwork needs, such as RAMS, before work begins.
- In each room, the old bead comes out and the joint is cleaned and treated.
- We reseal with the right product for each joint.
- Rooms are handed back in order, each with its cure time.
Getting ready for the visit
- Move anything stored near the joints
- Let us know about stairs, lifts or work at height
- Mention any leaks or damp you’ve noticed
How to get a quote
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. Whenever you are ready, send an email to info@mrmastic.co.uk.
Advice
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Note the date each area was done
- Schedule work around occupancy
- Use mild cleaners on sealant, not bleach or abrasives
- Check extract fans are actually running
Include sealant in routine room inspections. Checking joints alongside other room checks catches failures before they leak.
It’s easier to plan a programme than to react to failures. Rooms can be scheduled around occupancy and staff, instead of rooms closing without warning.
When something else is needed
A few problems are outside what sealant work can do:
- Poor ventilation that keeps bringing mould back
- Fire risk assessments or certification
- Water coming from plumbing rather than sealant
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Workplaces and buildings in Kilmahog
Private landlords in Scotland must meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that. Kilmahog has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.
Community buildings like St Andrew's Episcopal Church are part of the picture too: any kitchen and washrooms need the same sealant care as any other building. If you look after a building such as McLaren High School, busy washrooms and kitchens can be resealed in phases so they stay open.
