Commercial sealant in Thornhill

Commercial work is planned around the building, not the other way round. We can work room by room, floor by floor or in batches, and early starts or out-of-hours working can be arranged. We work on rental portfolios, student & care accommodation and office washrooms & kitchens, and people most often call us about leaking joints in shower rooms and changing areas and rental bathrooms that need resealing between tenants.

For a place like Thornhill, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

Your job is guaranteed for a year, as with all our work.

When to call us in Thornhill

In office kitchens and tea points, joints are wet and wiped all day, and grease and cleaning sprays break down sealant. The worktop and sink edges generally fail first.

These are the problems we’re asked about most:

  • Black, stained silicone in guest bathrooms
  • Failed joints in office kitchens and tea points
  • Tired sealant ahead of a health and safety audit
  • Failed floor-level joints in accessible wet rooms

In and around Thornhill, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint.

Before you book anyone

  • How hidden problems are handled
  • Whether you can choose the colour
  • What preparation is included

Questions from Thornhill

What guarantee comes with commercial sealant in Thornhill?

All our work, in Thornhill and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Do you cover Thornhill for commercial sealant?

Yes. We work across all of Scotland, and Thornhill is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you take on large, multi-room jobs?

Yes. After a site walk, we agree the scope and sequence, and you get one clear quote.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Can you reseal bathrooms across several rental properties?

Yes. Tell us the addresses and the rooms, and we’ll give you a clear quote.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Commercial sealant around Thornhill

In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours per room, so whole buildings are phased. Outside jobs in Thornhill need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. The first visit is a look round the site to agree the scope.
  2. We agree when we’ll work, with early or out-of-hours slots where they can be arranged.
  3. Each area is protected and stripped of old sealant.
  4. Once dry, every joint is resealed and tooled.
  5. Housekeeping or site staff are told when each area can be used.

Before we arrive

  • Mention any parking rules near the property
  • Clear items away from the joints we are working on
  • Mention any leaks or damp you’ve noticed

What affects the quote in Thornhill

The quote reflects the job in front of us. We take into account:

  • The type of sealant required
  • When we can work, for business premises
  • Mould in or behind the old joints
  • The number and length of the joints

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Asking for a quote

To help us quote quickly, please include:

  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • Where the job is, and your postcode
  • What’s wrong with the joints now

Every job is quoted individually, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Note the date each area was done
  • Pass on the cure time to whoever cleans the rooms
  • Get split or lifting joints looked at early
  • Put a squeegee in each shower

Each room is handed back with its cure time, normally around 24 hours. Pass it on to housekeeping or cleaners so nobody showers or cleans the joint too early.

A room that cannot be let or used is lost income. Small sealant faults caught early can be fixed between bookings or tenancies, instead of turning into a leak that closes the room.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Fire risk assessments or certification
  • Leaking pipework, valves or wastes (a plumber’s job)
  • Cracked trays or baths rather than failed joints

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

Landlords, agents and businesses in Thornhill

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
