Remedial sealant for homes and businesses in Brig o'Turk

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. If you have a second bead peeling off the first and dark patches showing through the sealant, we can put it right, on expansion joints, failed movement joints and mouldy bath & shower sealant alike.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Each job carries a 12-month guarantee, whatever its size.

Brig o'Turk homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as Trossachs Primary School Schoolhouse, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around Achray Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What the job involves on each surface

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and tell you about any damage we find.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler can’t move. Where it can be raked out, we replace it with flexible sealant.

What we cannot put right

A few problems are outside what sealant work can do:

  • A cracked shower tray or bath (that needs repair or replacing)
  • Tiles that have come away from the wall
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Where we work in Brig o'Turk

  • Botched or over-sealed joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Run the fan after every shower
  • Look for stains below bathrooms now and then
  • Do not wait for a small gap to become a leak
  • Get the cause of a repeat leak found before resealing

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

A split movement joint lets rain into walls and floors, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a few hours, depending on how many layers have to come out, depending on the size of the job. Around Brig o'Turk, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Clear items away from the joints we’re working on
  • Tell us about any previous sealing or DIY attempts

Advice

What affects the quote in Brig o'Turk

We do not publish a price list, because jobs vary so much. What we look at:

  • Working hours on commercial sites
  • The product the joint needs
  • The number of rooms or windows
  • The amount of work

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • The address or postcode of the job

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What happens if it’s left?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. In an older home around Brig o'Turk, damp from a failed joint can get into timber and plaster.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
