When to call us in Bridge of Allan

Movement tears sealant that is not designed for it. Flexing baths, rocking trays and building movement joints will split a rigid or thin bead.

Look out for these signs:

  • Over-sealed joints coming away
  • Torn expansion joints
  • Smears and lumps from a botched reseal
  • Kitchen joints letting water behind the worktop

In the older streets around St Saviour's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Before booking anyone

  • How the colour is chosen
  • How the surfaces are prepared before sealing
  • Are they insured?

In and around a place like Bridge of Allan, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Bathrooms and kitchens in Bridge of Allan

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Schools such as Wallace High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Bridge of Allan station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Questions from Bridge of Allan

Do you work for landlords with property near Bridge of Allan station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Is Bridge of Allan within the area you cover?

Yes. Bridge of Allan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Where is Mr Mastic based?

We work from Crawley. We cover Bridge of Allan and the rest of Stirling, along with the rest of our area.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

When is the sealant fully cured?

Cure times vary by product and the conditions. Before we leave, we’ll tell you the cure time.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you guarantee remedial jobs?

Yes. Remedial work carries the same 12-month guarantee as all our work.

The process

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on how many layers have to come out. Around Bridge of Allan, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Related advice

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Why deal with it now?

Mould under a bead can’t be reached by cleaning. The layers have to come out, so the joint can be treated and resealed. In a place like Bridge of Allan, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

Why book with us

  • Experience in homes, commercial sites and hotels
  • Sanitary silicone with an anti-fungal additive in wet areas
  • A choice of colours where the product allows
  • Sealant colour chosen to suit

Take a look at what affects the cost or customer reviews.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Run the fan after every shower
  • Clean sealant with mild products only
  • Check ceilings under showers for marks
  • Always have old sealant cut out, not covered

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water damage behind tiles that needs a tiler
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
