Bathroom & kitchen resealing in Comrie, Perth and Kinross
Bathroom resealing across Comrie and nearby, with old sealant always removed completely.
- Water getting behind the bath panel
- Shrunken sealant along the back of a worktop
- Water escaping at the shower enclosure
Surface by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Bathroom resealing in Comrie
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on sinks & splashbacks, wet rooms and kitchen worktops & upstands, and people most often call us about black mould in the silicone that won’t clean off and a reseal done over the top of the old bead.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Comrie questions
Do you cover smaller places like Comrie?
Yes, Comrie is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work for hotels and guest houses in Comrie?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Where do you work from?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
How long will the resealing take?
One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
Do the sealants smell?
There can be a smell while the sealant cures. Opening a window helps.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Landlords, agents and businesses in Comrie
Landlords and letting agents in Comrie can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Signs you need bathroom resealing in Comrie
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
The most common problems we see are:
- Splits where the tray meets the wall
- A reseal done over the top of the old bead
- A messy, uneven bead from a previous reseal
- Black spots spreading through the bead
In the older streets around Secession Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Bathroom resealing in Comrie: local notes
There are hotels and other places to stay in and around Comrie. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
In and around Comrie, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Why it’s worth doing now in Comrie
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. In an older home around Comrie, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What we do, step by step
When we arrive, we start by going over the job with you. We protect the surfaces around the joints before work begins. The work normally takes half a day or less for one room, longer when the kitchen is included. Outdoor work around Comrie depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.
Before we arrive
- Keep pets and children clear of the area while we work
- Mention any parking rules near the property
- Let us know about stairs, lifts or work at height

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Never pick at the silicone with a blade
- Wait for the cure time we give you
- Wipe the sealant dry after showering
- Look for lifting corners and small gaps now and then
Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
