Scotlandwell: your questions answered
Is Scotlandwell within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Lochgelly station?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Can I choose the colour of the sealant?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
Do you hold any approvals?
Yes. We’re approved under the ARBOMaster scheme.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Bathroom resealing for homes and businesses in Scotlandwell
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. If you are dealing with water getting behind the kitchen upstand and a joint torn by a bath that flexes, we can help.
A bathroom in a place like Scotlandwell gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

How the job changes by surface
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
What happens on the day
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes half a day or less for one room, longer when the kitchen is included. Outside jobs in Scotlandwell need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Preparing for the visit
- Clear items away from the joints we’re working on
- Mention any leaks or damp you’ve noticed
- Keep pets and children clear of the area while we work

Why it’s worth doing now in Scotlandwell
Sorting it now is quick: the work takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
Why Scotlandwell customers choose us
- Neat joints and a tidy finish
- Full insurance on every job
- 12-month guarantee on every job
- A sealant colour to suit the surroundings
How we quote for bathroom resealing
There’s no set price list, because no two jobs are the same. The quote depends on:
- Which sealant suits the joint
- The old material and how stubborn it is
- How many areas need sealing
- The size of the job
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
What we need to know
When you contact us, it’s useful to know:
- Any previous sealing or DIY work
- The type of property
- Roughly how big the job is
- What’s wrong with the joints now

Bathrooms and kitchens in Scotlandwell
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For an older house near a landmark such as Portmoak Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Lochgelly station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Can I do it myself?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Aftercare tips
Aftercare is simple:
- Stick to a soft cloth and a mild cleaner
- Dry worktop joints after washing up
- Don’t let bottles sit on the bead
- Wait for the cure time we give you
Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something does not look right, just drop us a line at info@mrmastic.co.uk.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Landlords, agents and businesses in Scotlandwell
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
