Bathroom resealing near Old Blair

About our bathroom resealing in Old Blair

Homes in Old Blair have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on basins & vanity units, sinks & splashbacks and baths, and the jobs we see most are gaps where the bath or tray has moved and a messy, uneven bead from a previous reseal.

In and around a place like Old Blair, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

There’s a 12-month guarantee on every job.

The process

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises
  • Mention any tricky access

What affects the quote in Old Blair

The price is agreed before any work begins. It’s based on:

  • The type of sealant required
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Helping us quote

Before you ask for a quote, have a think about:

  • A few photos by email, if you can
  • The rough size of the job
  • If someone has resealed it before
  • The type of property

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll give you a clear quote before any work starts.

Bathroom resealing around Old Blair

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In and around Old Blair, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Old Blair questions

Can you do bathroom resealing in Old Blair?

Yes, Old Blair is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

I let a flat near Blair Atholl station. Can you help?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

How long does the new silicone need before I use the shower?

Usually after around 24 hours. We will tell you the cure time for the product we used.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Old Blair, along with the rest of our area.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Is white the only colour available?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

When something else is needed

In fairness, some problems need a different trade:

  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them
  • Movement from a bath with loose feet or no proper support

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Shower trays & enclosures
  • Basins & vanity units
  • Baths
  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. In a place like Old Blair, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Avoid abrasive pads on the sealant
  • Move toiletries away from the joint
  • Wait for the cure time we give you
  • Check the joints every few months for splits or lifting

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Do you need bathroom resealing in Old Blair?

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Look out for these signs:

  • New sealant laid over old sealant that is now lifting
  • Cracked, shrunken or lifting silicone
  • Black mould in the silicone that will not clean off
  • Water escaping at the shower enclosure

If you let a flat or house near Blair Atholl station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions to ask before you book

  • What preparation is included
  • What happens if the job turns out different
  • Whether all the old sealant comes out first
