How we handle glazing silicone in Greenloaning

Sealant on glazing does not last for ever. Sun, rain and movement wear it down and cracked joints let water in. Renewing it keeps glazing joints doing their job. Common call-outs are for new silicone smeared over old sealant and failed joints on frameless glass, on glass-to-glass joints, shower screens and glass balustrade bases.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

When it isn’t the sealant

To be straight with you, there are a few things sealant won’t fix:

  • A roof that has moved or dropped
  • Glass that needs replacing
  • Rotten or badly damaged frames

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Where we work in Greenloaning

  • Shower screens
  • Rooflights
  • Glass balustrade bases
  • Glass-to-frame joints
  • Glass-to-glass joints
  • Conservatory frames

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Do you need glazing silicone in Greenloaning?

Sunlight breaks sealant down and roof joints get the most sun. It goes brittle, cracks and stops sticking on the glass.

The problems people usually mention when they call include:

  • Rooflight joints letting water in
  • Sealant that was laid over old silicone and failed
  • Leaks where conservatory glass meets the frame
  • Black or yellowed silicone on glass joints

In the older streets around Greenloaning Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Why deal with it now?

A quick bead over the old sealant might stop a drip for a while, but silicone doesn’t stick to silicone and water soon finds its way back. A proper reseal is the lasting answer. In a place like Greenloaning, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Your questions about glazing silicone in Greenloaning

Is Greenloaning in your area for glazing silicone?

Yes, Greenloaning is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Is glazing silicone in Greenloaning guaranteed?

All our work, in Greenloaning and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

What does glazing silicone cost?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Do you replace glass?

Glass replacement is not our trade. We reseal the joints around it and can tell you if a unit seems to have gone.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is usually more efficient.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Do you offer different sealant colours?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

When is the sealant fully cured?

It depends on the product. We tell you how long to leave it before we go.

Frames and glazing around Greenloaning

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

What the job involves on each surface

Glass balustrade bases

Balustrade bases are exposed outdoors. Renewing the sealant keeps water out of the channel.

Glass-to-frame joints

The sealant must stick to glass and frame alike. We use a glazing silicone suited to each.

How it works

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on how many joints need doing. For a place like Greenloaning, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Look over the glazing joints once a year
  • Clean glass with a mild cleaner and a soft cloth
  • Run a squeegee over the glass when you’re done
  • Clear the conservatory gutters regularly

Follow the cure time we give you before the joints get wet. After that, clean glass with a mild cleaner.

Conservatory leaks rarely stay small. Water runs along frames and down walls so it’s best dealt with straight away.
