Window mastic in Riverside
Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. The sealant then grips the two sides it should. We work on patio & French doors, window sills and uPVC windows, and people most often call us about gaps where the sill meets the wall and gaps left after new windows were fitted.
Mastic can only go onto a dry joint, so outside work in Riverside depends on the weather. Let us know about access to every frame, including any upstairs.
We stand behind the work with a one-year guarantee, so you are covered after we have gone.

What we do, step by step
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours for a few frames, or a day or more for a whole house. For a place like Riverside, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Tell us about any water getting in
- Clear items away from the joints we are working on
- Keep pets and children clear of the area while we work

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
How to look after the new joints
So the new joints stay in good condition:
- Keep timber frames painted
- Keep jet washers away from the mastic
- Wash the frames with mild soapy water
- Wipe condensation off the frames
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
FAQs for Riverside
Is Riverside within the area you cover?
Yes. Riverside is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you cover Riverside for window mastic?
Yes. Our work covers the whole of Scotland, and Riverside is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.
Do you work for letting agents?
Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.
Is it OK to seal over old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Does the work come with a guarantee?
Yes, with our 12-month guarantee. A yearly look at the joints helps them last.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What should I tell you?
Let us know what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.
Riverside homes and the weather
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
In the older streets around Methodist Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Stirling station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

When to call us in Riverside
Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.
If you can see any of these, it’s time to have the joints looked at:
- Cracked internal joints between frame and plaster
- Gaps where the sill meets the wall
- Draughts coming in around windows and doors
- Water coming in at the bottom corners of a door
For site and facilities teams at buildings such as Wallace High School, its window and door frames need their mastic kept sound, just like a home’s.

What the job involves on each surface
uPVC windows
The frame is cleaned with a product that won’t harm the plastic, then the sealant goes in between frame and wall and tooled smooth.
Composite doors
Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Soft or decayed wood in the frame
- Draughts through the window seals rather than the frame
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
