DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Floor joint sealing in Riverside, done properly
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant. We work on commercial floors, wet room & bathroom floors and thresholds, and people most often call us about floor edges that trap water and grime and failed seals where bathroom floors meet baths and panels.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Big or small, you get the same one-year guarantee.

What happens if it’s left?
Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. Sealing them now is a short job in most rooms. Around Riverside, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

How the job changes by surface
Thresholds
Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and neatly finished.
Commercial floors
In commercial buildings, we can plan floor joint work around opening hours. Out-of-hours working can be arranged.
Aftercare tips
A little care helps the new joints last. We recommend:
- Use a well-wrung mop rather than flooding the floor
- Look at floor joints each spring
- Vacuum floor joints regularly to stop grit building up
- Keep caulk for dry, still joints only
Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant especially in the first few days.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.
Landlords, agents and businesses in Riverside
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
Joints and finishes in Riverside homes
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Stirling, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
For buildings such as Methodist Church, floor and skirting joints in halls and kitchens wear like any others. If you look after a building such as Wallace High School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Common problems we fix in Riverside
Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open, then close again in damper months.
The problems people usually mention when they call are:
- Worn sealant at door thresholds
- Grout used at the floor edge instead of sealant
- Concrete floor joints that have broken down
- Cracked grout where a tiled floor needs a movement joint
Letting a property close to Stirling station? Then gaps at skirtings and thresholds are worth sealing between tenancies.
What your quote should include
- Whether the sealant suits the joint
- Whether VAT is included
- What insurance they hold
- Whether all the old sealant comes out first
What we do, step by step
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a few hours, depending on the length of joint for a typical job. Around Riverside, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Tell us about any water getting in
- Mention any parking rules near the property
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Riverside: your questions answered
Can you help a landlord with a rental near Stirling station?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Can you do floor joint sealing in Riverside?
Yes, Riverside is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Are you insured?
Yes. We are fully insured.
Where are you based?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
What information do you need?
A short description and the location. We’ll ask anything else we need to know.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Is it OK to seal over old sealant?
No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
Why does the gap under my skirting keep coming back?
It’s normally the floor moving: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible bead keeps up with the movement.
