Floor joint sealing in Kings Park
We seal floor joints in homes, offices and commercial buildings across Kings Park. Each job starts with looking at the floor and the gap, because the right sealant depends on both. Common call-outs are for open joints that fill with dirt and gaps at thresholds between rooms, across wet room & bathroom floors, commercial floors and tiled floors.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Our work is backed for twelve months, in Kings Park and everywhere else we cover.

Floor joint sealing in Kings Park: local notes
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Stirling run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.
If you look after a church, hall or community building such as St Columba's Church, joints in its floors, skirtings and thresholds need resealing as they wear. If you let a flat or house near Stirling station, a tidy floor and skirting joint helps a rental look ready for the next tenant. Schools such as Wallace High School are buildings too, and entrance and corridor floor joints take a lot of traffic.

Questions from Kings Park
Will you come out to Kings Park?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you do floor joint sealing in Kings Park?
Yes, Kings Park is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
How long does the job take?
Typically it takes a few hours for most rooms, longer for large commercial floors. Bigger jobs take longer, and we will say how long yours will take.
How do I get a quote for floor joint sealing in Kings Park?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Do you seal warehouse floor joints?
Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor when you ask for a quote.
Can sealant along the skirting be painted?
If you tell us beforehand, yes. Joints that will be painted get a paintable product, and silicone elsewhere.
What we can’t put right
We will always be straight with you, so here’s what sealant cannot fix:
- Subfloor problems that need a flooring contractor
- Concrete repairs beyond the joint
- Loose, hollow or cracked tiles, which need a tiler

Quotes for floor joint sealing in Kings Park
Your quote is based on your job. We look at:
- The size of the job
- Whether old sealant or filler has to be cut out
- The type of sealant required
- How many rooms, windows or areas are involved
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Asking for a quote
To make quoting easier, let us know:
- A few pictures by email, if you can
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
- Any access issues, like height or stairs
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
How the visit works
When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. The work generally takes a morning or an afternoon for most homes. Somewhere like Kings Park may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

- Old material is removed from the joint.
- We clean and dry the edges of the joint.

Advice
DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Keep floor cleaning water to a minimum at the edges
- Cone off fresh joints until they’re ready
- Vacuum floor joints regularly to stop grit building up
- Have a cracking tiled floor checked before tiles break
Check the joints after the first winter. If anything has opened, it’s easy to reseal early on.
Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact.

Tiled floors
The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. Grout at the edge is removed and replaced with sealant.
Skirting boards
On painted skirting, we can use a flexible sealant that takes paint. In wet rooms and kitchens, silicone is generally better.
