Landlords, agents and businesses in Clifton

We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Window mastic for homes and businesses in Clifton

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. If you have rushed sealant from a window installation and damp patches on the reveal after heavy rain, we can put it right, on window sills, timber windows & doors and patio & French doors alike.

Mastic can only go onto a dry joint, so outside work in Clifton depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Clifton: your questions answered

I let a flat near Tyndrum Lower station. Can you help?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is Clifton within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can you seal the gap between the frame and the plaster indoors?

Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.

How do I get a quote for window mastic in Clifton?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Do you have insurance?

Yes. We are fully insured.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What do you need from me for a quote?

A short description and the location. We will ask anything else we need to know.

Frames and glazing around Clifton

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Clifton, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Clifton is about 30 miles north of Helensburgh, in Stirling. We provide window mastic to homes and businesses in Clifton. Clifton is one of 55 places in Stirling where we work. For nearby work, see our Glasgow page.

Common problems we fix in Clifton

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

Most people get in touch after spotting one of these:

  • Draughty joints inside around the window
  • Damp patches on the reveal after heavy rain
  • Gaps where the sill meets the wall
  • Mastic that has split away from the wall

If you let a flat or house near Tyndrum Lower station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

10 questions to ask before booking

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Keep paint off silicone joints
  • Walk round the house once a year and look at the joints
  • Keep solvents and bleach off the sealant
  • Clear any debris from frame drain holes

Silicone can’t generally be painted, so mention any painting plans before work begins. There are paintable sealants for joints that need it.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

What affects the quote in Clifton

Your quote is based on your job. We take into account:

  • The number and length of the joints
  • The number of rooms or windows
  • Mould in or behind the old joints
  • Whether the work is at height

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

Helping us quote

To make quoting easier, please include:

  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Leave it or put it right?

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What you get with us

How it works

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work starts. The work usually takes a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

Preparing for the visit

  • Move anything stored near the joints
  • Let us know about parking restrictions
  • Let us know if you’ve seen damp or leaks
