Sand mastic near Clifton

What we’re called out for in Clifton

Sand mastic slowly weathers. It dries out, cracks and loses its grip from the frame or the masonry.

People usually contact us when they notice something like this:

  • Patchy fillers round a sash window
  • Cracked mastic round a front door frame
  • Window mastic to renew ahead of painting
  • Modern sealant on a period surround

In and around Clifton, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • Which sealant they’ll use, and why
  • Whether all the old sealant comes out first
  • How long to leave it before use
  • Which colour the sealant will be

10 questions to ask before booking

How we handle sand mastic in Clifton

We renew sand mastic around sash windows and doors set in stone or brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. We’re often asked to deal with mastic dropping out of the joint and old cement repairs round a window that have failed, across brick reveals, tenement windows and sash and case windows.

In and around a place like Clifton, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

All of our work is guaranteed for twelve months, in Clifton and everywhere else we cover.

Sand mastic in Clifton: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you let a flat or house near Tyndrum Lower station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Clifton questions

Will you come out to Clifton?

Yes, Clifton is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Tyndrum Lower station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Do you offer different sealant colours?

Most of the time, yes. We’ll explain which colours are available.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Can I add another job to the visit?

Of course. Doing several areas at once is normally more efficient.

Where do you work from?

Our base is Crawley. We work across South East England, London and Scotland.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Broken panes
  • Masonry that needs repairing
  • Sashes that rattle, stick or won’t open

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Tenement windows
  • Sash and case windows
  • Timber door frames
  • Brick reveals
  • Stone surrounds
  • Period & listed homes

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Keep sills and gutters clear so water drains away
  • Plan mastic work ahead of painting
  • Inspect the joints round the windows every year or so
  • Have rotten timber repaired before new mastic goes in

Avoid painting over the new mastic, which is the traditional advice. If you’re redecorating, ask us first.

Sound mastic protects the frame. Once it fails, water can sit against the timber, which can lead to rot.

Surface by surface

Stone surrounds

Old stone surrounds are often uneven, so the gap is not the same all the way round. Sand mastic is shaped by hand to suit.

Brick reveals

Brick reveals round timber windows are often pointed with sand mastic. It suits older brickwork.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours per window, depending on the condition of the joints. Around Clifton, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • Move anything stored near the joints
  • On commercial sites, let us know about site rules
  • Tell us if parking is tricky

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What affects the cost of sand mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • How many rooms, windows or areas are involved

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What we need to know

What to tell us when you ask for a quote:

  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • The rough size of the job
  • Where the job is, and your postcode

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.
