Trusted sand mastic in Tyndrum

Sand mastic in Tyndrum, done properly

If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. We work on brick reveals, sash and case windows and period & listed homes, and people most often call us about modern sealant on a period surround and open joints round the window box.

Mastic can only go onto a dry joint, so outside work in Tyndrum depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Every job comes with a 12-month guarantee.

What happens if it’s left?

Filling over old, loose mastic does not last. We remove the loose material first so the new mastic stays put. Around Tyndrum, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Get any rot dealt with first
  • Make sure water runs off the sill
  • Inspect the joints round the windows every year or so
  • Leave the new mastic unpainted

Leave the new mastic unpainted, as traditional guidance advises. If you’re redecorating, ask us first.

An open joint round the box lets weather through. Left, the gap tends to get bigger.

How the visit works

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a single window, longer for several. Outside jobs in Tyndrum need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts
  • Mention any leaks or damp you’ve noticed

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Windows and doors in Tyndrum

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near Tyndrum Lower station, older sash windows in a rental need their mastic kept sound to keep the weather out.

When to call us in Tyndrum

Paint, silicone or cement used over old mastic causes problems. They don’t suit the joint, and they normally need raking out.

Keep an eye out for any of the following:

  • Failed mastic on an exposed elevation
  • Modern sealant on a period surround
  • Old cement repairs round a window that have failed
  • Wind and rain getting in round a sash window

Around Tyndrum, as everywhere, sand mastic is only as good as the preparation behind it.

For landlords and businesses

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

A few problems are outside what sealant work can do:

  • Rotten sashes, sills or window boxes (a joiner’s job)
