Frames and glazing around Braco

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Homes close to Braco U. F. Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What the job involves on each surface

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

Window sills

Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.

What happens on the day

We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes most of a day for a typical house, less for a few frames. Outdoor work around Braco depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

For anyone letting property in or around Braco, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What affects the quote in Braco

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • The product the joint needs
  • Access and height
  • Any mould that needs treating

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • The type of property

Braco: your questions answered

Do you cover Braco for window mastic?

Yes. We work across all of Scotland, and Braco is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Braco?

Yes, Braco is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you.

How long does it take to reseal the windows on a house?

It depends on access, the old mastic and the size of the frames. We will tell you how long your job needs when we quote.

Can new window sealant be painted?

Silicone generally won’t take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Signs you need window mastic in Braco

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

The problems people usually mention when they call are:

  • Rain getting in at the frame or under the sill
  • Cracked internal joints between frame and plaster
  • Old mastic that has gone black or come away
  • Leaking joints at the ends of sills

Around Braco, as everywhere, window mastic is only as good as the preparation behind it.

What your quote should include

  • Whether the sealant suits the joint
  • How the colour is chosen
  • When the joint can take water or movement
  • How much experience the applicator has

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Avoid blasting the frames with a pressure washer
  • Air rooms to keep condensation down around windows
  • Don’t paint over the silicone
  • Avoid harsh chemicals near the mastic

Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
