How we handle external mastic in Braco

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on render & cladding joints, façade panels and copings & trims, and people most often call us about joints with sealant missing in places and weeds or debris growing in open joints.

External sealant needs dry surfaces, so outdoor work around Braco is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Big or small, it’s backed by our one-year guarantee.

What we can’t put right

A few problems are outside what sealant work can do:

  • Cracks in the bricks or render themselves, away from the joints
  • Subsidence or other structural problems
  • Cutting new joints into brickwork, which is building work rather than sealant work

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What affects the quote in Braco

Jobs vary more than people expect. The main factors:

  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • Any mould that needs treating
  • Access and height

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • Whether it has been sealed before
  • What’s wrong with the joints now

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

The process

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Around Braco, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children

What the job involves on each surface

Render joints

Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Braco questions

Do you cover smaller places like Braco?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is external mastic in Braco guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Can you reach joints on upper floors?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher ones, send details and we will confirm the access.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

Braco buildings and the weather

Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For an older house near a landmark such as Braco U. F. Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. In and around Braco, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Braco is about 10 miles north of Stirling, in Stirling. Jobs in Braco get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Our area takes in 55 places across Stirling. Glasgow is on our list too, around 32 miles away.

Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Around Braco, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear price before any work starts.
