About our gutter sealing in Braco

We do not replace gutters, fascias or roofs. What sealant does is close joints and it cannot mend broken brackets, split sections or blocked downpipes. We work on soffit joints, gutter end caps and roofline trims, and people most often call us about gaps along fascia and soffit joints and old sealant on roofline trims that has split.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Gutter sealing in Braco: local notes

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For an older house near a landmark such as Braco U. F. Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

How it works

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours, depending on the number of joints and the access. Around Braco, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we agree which joints need sealing.
  2. We clean out each joint.
  3. The joints are dried.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. The joints are checked once sealed.

Preparing for the visit

  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we’re working on

Your questions about gutter sealing in Braco

Will you come out to Braco?

Yes, Braco is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do gutter sealing in Braco?

Yes. Our work covers the whole of Scotland, and Braco is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

How long does gutter sealing take?

Typically it takes an hour or two for a few joints, longer for a full run. Larger jobs naturally take longer.

What should I tell you?

A short description and the location. We’ll ask anything else we need to know.

What about gutters on a second or third storey?

Low-level work is easiest. For anything higher, we’ll confirm what access is needed once we know more.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Will sealing fix a sagging gutter?

Not for long. The movement opens the joint again so the gutter has to be refixed first.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Why it’s worth doing now in Braco

Sealing over a dirty, wet joint is a quick fix that rarely lasts but it tends to peel off. Cleaning out and drying the joint first is what makes it last. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Why us?

  • Arbo and Everbuild products
  • Rated 4.9 stars on Google
  • Any old sealant cut out fully, not covered over

What we’re called out for in Braco

A sealant applied to a damp or dirty joint will not bond. Some quick repairs peel off within a season or two.

These are the problems we are asked about most:

  • Earlier gutter repairs that have peeled off
  • Damp on an inside wall under a dripping gutter
  • End caps that drip every time it rains
  • Cracked sealant along roofline trims

In and around Braco, as anywhere, good gutter sealing starts with a clean, dry, properly prepared joint.

Comparing quotes

  • When the joint can take water or movement
  • How much experience the applicator has
  • How the colour is chosen
  • Whether all the old sealant comes out first

Our hiring checklist

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

How we quote for gutter sealing

Every job gets its own quote. These are the things that affect it:

  • Any mould that needs treating
  • The size of the job
  • How many areas need sealing
  • Whether the work is at height

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

What to tell us for a quote

To make quoting easier, let us know:

  • The problem you’ve noticed
  • Where the job is, and your postcode
  • Photos by email, if that is easy
  • The type of property

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved.
