Trusted floor joint sealing in Braco

Floor joint sealing in Braco

Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side. We work on tiled floors, wet room & bathroom floors and concrete floor joints, and the jobs we see most are grout used at the floor edge instead of sealant and caulk that has cracked where the floor moves.

For a place like Braco, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

Big or small, it’s backed by our one-year guarantee.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Keep floor cleaning water to a minimum at the edges
  • Sweep along the edges of the floor
  • Avoid caulk in bathrooms and kitchens
  • Look at floor joints each spring

Keep heavy furniture from dragging across the joints. Dragging can tear the bead.

A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and stops it getting worse.

Your questions about floor joint sealing in Braco

Is floor joint sealing in Braco guaranteed?

All our work, in Braco and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do you cover smaller places like Braco?

Yes. Braco is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Will I be able to paint over the new joint?

On joints you want to paint, yes. Silicone in bathrooms and kitchens can’t be painted.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Honest limits

A few problems are outside what sealant work can do:

  • Tiles that have lifted or broken
  • Subfloor problems that need a flooring contractor
  • Large cracks that need a surveyor

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Floor joint sealing around Braco

Across Stirling, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

In and around Braco, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

When to call us in Braco

Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. Cracks often run straight along a line of joints, where a flexible joint should have been.

The problems people usually mention when they call include:

  • Grout used at the floor edge instead of sealant
  • Skirting that has pulled away from the floor
  • Dirt and water collecting in open floor joints
  • Gaps between floors and kitchen plinths

Community buildings like Braco U. F. Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

Concrete floor joints

We clean concrete joints out thoroughly before sealing first. We fit backing where needed.

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. We rake out that line and seal it if it’s in the right place.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a morning or an afternoon for most homes, depending on the amount of work. Outdoor work around Braco depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work
  • Tell us about any water getting in

Advice

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Leave it or put it right?

The right product depends on the floor and the traffic: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.
