Commercial sealant for Braco homes and businesses

About our commercial sealant in Braco

Commercial work is planned around the building, not the other way round. Rooms can be done one at a time, floor by floor or in batches, and out-of-hours work or early starts can be arranged. We’re often asked to deal with large numbers of bathrooms needing the same work and tired sealant ahead of a health and safety audit, on hotel bathrooms, retail & leisure sites and welfare facilities.

Work in a place like Braco is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Check the joints during routine room inspections
  • Note the date each area was done
  • Keep strong chemicals and scourers off the joints
  • Act on lifting sealant before it leaks

A squeegee in each shower is a simple help: walls and trays dry faster, and so does the sealant.

Rooms out of use cost a hotel or landlord money. Catching faults early means they can be put right in a short window, instead of turning into a leak that closes the room.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A shower tray, bath or basin that’s cracked or broken
  • Assessing what fire stopping a building needs
  • Leaking pipework, valves or wastes (a plumber’s job)

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

Different surfaces, different methods

Rental portfolios

Between tenancies is a good time to reseal, ready for the next tenant.

Office washrooms & kitchens

Long vanity tops have joints that hold water and grime. It’s cut out, cleaned and resealed in one neat line.

Leave it or put it right?

A leaking shower in a hotel room or flat above can damage the ceiling below. That means a second room out of use and a repair to pay for. Resealing first is the smaller job. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Commercial buildings in Braco

In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

Around Braco, as everywhere, commercial sealant is only as good as the preparation behind it. If you look after a church, hall or community building such as Braco U. F. Church, halls and community kitchens see heavy use, and their sealant shows it.

What we do, step by step

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a morning for a small washroom, and a planned programme for bigger sites. Outside jobs in Braco need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Tell us the rooms, hours and site rules, and we’ll plan the programme.
  2. We go through your site’s paperwork needs, such as RAMS, before work begins.
  3. Old sealant is cut out room by room and joints cleaned and treated.
  4. We reseal with the right product for each joint.
  5. Each finished area is checked with you and given a cure time.

Preparing for the visit

  • Mention any tricky access
  • Mention any parking rules near the property
  • Mention any leaks or damp you’ve noticed

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
