Window mastic in Killearn
Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you’re dealing with draughts coming in around windows and doors and a bead that doesn’t match the frame, we can put it right, whatever the surface.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
You get a 12-month guarantee, the same in Killearn as everywhere else we work.

What happens if it’s left?
Not every sealant suits a window. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we do, step by step
When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work generally takes a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about parking restrictions
- Keep children and pets away from the work area

Signs you need window mastic in Killearn
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.
These are the problems we are asked about most:
- Sealant in the wrong colour for the frame
- Draughts coming in around windows and doors
- Leaking joints at the ends of sills
- Black, perished sealant on frames
For an older house near a landmark such as Old Parish Church and Graveyard, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
What your quote should include
- Is the old sealant removed completely?
- Which sealant they’ll use, and why
- When the joint can take water or movement
- What guarantee comes with the work
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Keep jet washers away from the mastic
- Clean frames with a soft cloth and soapy water
- Do not paint over the silicone
- Look round the frames every year or so
Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.
Leaks normally show up in wet, windy weather, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Honest limits
Sealant is not the answer to every problem, and we’ll tell you before any work starts. It won’t solve:
- Soft or decayed wood in the frame
- Damp problems in the wall away from the window
- A failed sealed unit that has misted up
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
Joints and surfaces we work on
- uPVC windows
- Patio & French doors
- Timber windows & doors
- Aluminium frames
- Window sills
- Composite doors
How the job changes by surface
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.
uPVC windows
uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.
What window mastic looks like in Killearn
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In and around Killearn, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Yes. Our work covers the whole of Scotland, and Killearn is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.
Do you cover smaller places like Killearn?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can landlords and businesses book you?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels in Killearn.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.
Do you guarantee window mastic?
Yes. Each job is covered for 12 months, inside or out.
Will new mastic stop draughts?
Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
Can you get sealant to suit coloured frames?
Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.
