External mastic for Killearn homes and businesses

When to call us in Killearn

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

Any of these means the joints need attention:

  • Cracked joints where brick meets render or frames
  • Moss and dirt in joints with no sealant left
  • Hard, crazed mastic that has stopped moving
  • Joints pointed up with cement by mistake

In the older streets around Old Parish Church and Graveyard, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Questions to ask before booking

  • When the joint can take water or movement
  • Whether the sealant suits the joint
  • Which colour the sealant will be
  • Whether they’re fully insured

About our external mastic in Killearn

On houses, flats and commercial buildings across Killearn, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. If you are dealing with water getting into walls through failed joints and rigid filler in a joint that should flex, we can help.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

There’s a 12-month guarantee on every job.

External mastic in Killearn: local notes

Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Killearn is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

Around Killearn, as everywhere, external mastic is only as good as the preparation behind it.

Cladding and façade panels

If the façade has a specified sealant, that is what we use or an approved alternative. Send us any details you have about the façade.

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Why it’s worth doing now in Killearn

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost near the open joint, so the damage spreads beyond the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

Your questions about external mastic in Killearn

Do you cover Killearn for external mastic?

Yes, Killearn is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Killearn?

Yes, Killearn is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Why do you put foam in the joint first?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only so it can flex with the joint.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Can you seal joints between render and window frames?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

How long before the joint can be used?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

Should I point up the gap in my brickwork?

No, not if it’s a movement joint. Pointing it stops it working. A flexible sealant is the right fill.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Adding movement joints to masonry that has none
  • Movement that’s more than a sealant joint can take
  • Render that is blown, hollow or coming away

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours to a few days, depending on the length of joint and the access and we leave things clean and tidy. Outdoor work around Killearn depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

  • On commercial sites, let us know about site rules
  • Mention any parking rules near the property
